Lighthouse transforms a former pencil factory in Brooklyn’s Greenpoint into a flexible, members-only workspace for content creators and creative professionals. The existing building was stripped back to reveal its industrial character, with exposed concrete, reclaimed wood, and open volumes providing a simple, durable framework.

Within this shell, a mix of studios, meeting rooms, a library, theater, and social spaces are arranged to support both work and production, with each area able to function as a filming backdrop. A central lightwell brings daylight deep into the plan, while a combination of modern furnishings and custom worktables supports a range of uses, from focused work to informal collaboration.
